The best ways to prepare your home for sale

One easy and often overlooked place to start is in the basement.  Clean your basement as best you can and stack, hang or stand items as neatly as possible.  Buyers don’t expect a lot from a basement, however it should not look like a catch-all, and should show extra storage space.  Professionals do not recommend finishing a basement as the cost generally cannot be recouped in the selling price.

To help your Real Estate agent sell your home more quickly and for the most money, take a few minutes to tour your home and make a list of the extras that may not be immediately obvious.  When showing the house your Real Estate agent can use the list to point these out to buyers.  your list can include things like:

*  Central air conditioning

*  Central vacuum system

*  Lawn sprinklers

*  Built-ins

*  Pull-out shelving

*  Security system

*  Gas fireplace

*  Any recent improvements

*  Any appliances or furnishings that will stay with the house

It can also be beneficial to point out favorable aspects of your neighborhood.  Some suggestions include:

*  Proximity to shopping, schools, churches, grocery stores and restaurants

*  Pictures of your yard in full floom with perennials if you’re selling during the winter months

*  Community trash removal if available, and if snow removal is prompt, say so

Before the buyers arrive, turn on all the lights and open the drapes and blinds.  Real Estate agents confirm that dark, gloomy houses turn off buyers.  If you can’t vacate the house during the showing, try and stay as much in the background as possible.  If you do have to be in the home,  let your Real Estate agent do the talking.

If possible, make arrangements for your pets to be out of the house during the showing. Even though you love your dog dearly, strangers may not.
