2012 Parade of Homes

It’s the end of another wonderful Summer season and that means it’s the last weekend to catch the Tri Cities 2012 Parade of Homes™!

This year the Parade is showcasing 25 new homes located throughout Tri-Cities.  A Distinctive Properties Inc., listing is one of the feature homes!   Each home features unique styles and designs showcasing the latest in craftsmanship and architectural trends in the industry.

The final days of the Parade are Saturday, Sept. 15 and Sunday, Sept. 16 – 9 am to 5pm.  Tickets are $10 and can be purchased at area SunMarts.

Sunny skies in forecast for Labor Day weekend…

Sunny skies and pleasant temperatures are forecast for the Labor Day weekend in the Tri-Cities.

The National Weather Service predicts clear skies with the possiblity of just a few clouds Monday night as the long weekend ends.  The highs should range from 83 to 85 degrees for the 3 day period.

Next week temperatures should gradually heat up to highs of about 90 degrees by Thursday and skies should stay sunny at least through then.

Mortgage Loan Application Checklist

Use this checklist to prepare for completing your mortgage loan application. This is a nice list of documents and statements that will help you complete it smoothly.

Employment History/Income Sources

  • Name, address, and phone numbers of fall employers for the past two years
  • Past two year’s W-2s
  • Most recent pay stub from employer

Self Employed/Borrowers & Commissioned Income

  • Past two years’ tax returns with all schedules (Individual, Partnership, and Corporate)
  • Current Balance Sheet and Y.T.D. Income Statements for the business owned

Sources of Funds for Closing

  • Name, address, and account number for all checking, savings, and investment accounts
  • Most recent bank statements of all accounts
  • Closing statement on sale of a prior home
  • If using gift funds, gift letter and verify funds

Debts/Obligations

Provide account number, monthly payments, and approximate balance for all debts:

  • Auto Loans
  • Credit Cards
  • Signature Loans
  • Landlord (need address)
  • Mortgage Loans (need address)

Miscellaneous Information & Documents

  • Initial deposit for credit report and appraisal
  • Copy of Earnest Money Agreement/Contract
  • Child care letter/explanation
  • Bankruptcy papers and discharge, if applicable
  • Photo I.D. and Social Security cards (FHA only)

Benton Franklin Fair ends sucessfully

The Benton Franklin Fair this year was such a success that the event ran out of parking spaces Friday & Saturday nights.  Attendance numbers have not yet been compiled, but with the cooler weather, the number count should turn out favorably.  This year the high temperatures topped out most days in the 80’s, and cooled down enough at night to require a jacket.

Vendors at the fair also were reporting a good event as they packed up their booths.  Each year is a challenge as new booths and new food are introduced to tempt fairgoers, this year deep-fried butter balls and deep-fried alligator on a stick were introduced.  Food sales appeared to be up because of the cooler weather, last years hotter weather kept some people from working up an appetite.

End-of Summer Checklist for Home Sellers

1.  OUTDOOR PAINTING. If the sellers don’t have the time or the resources to do a full painting job, they should go around the outside of the house and touch up any areas that look rough.  If they find peeling paint, the areas can be scraped and sanded, then primed and painted to maintain even texture.

2.  OUTDOOR CAULKING AND SEALING. Windows should be checked inside and out for possible leaks or cracks.  With cold weather just around the corner, leaks or cracks could mean higher heating bills.  Have leaks and cracks sealed with caulk, then look at the trim around each window – if any pieces are pulling out, check for mold or rotting, then replace or reattach wood.

3.  CONCRETE AND ASPHALT PATCHING. If the home features an asphalt driveway, it can be repaired with asphalt patching material. Asphalt should be sealed every other year.  If the driveway or walkways are concrete, cracks or holes can be repaired with epoxy patching material.

4.  PATIO AND DECK MAINTENANCE. On wood decks, rotted boards should be replaced, painted or stained as needed, and critter nests and debris cleared.  On brick patios, owners should replace missing bricks, level off areas where tree roots have pushed up the bricks and re-grout any areas where weeds or weather have degraded the hold between bricks.

5.  LANDSCAPING. Keep landscaping clean and attractive.  Weeds should be pulled, dropped fruits and nuts removed from under trees to deter animals, and trees and bushes trimmed so they don’t scrape the side of the house.  Many landscaping companies offer affordable fall clean-up packages for homeowners who don’t want to do the work themselves.

If the home is still on the market leading into the Holidays, owners can spend  the colder months doing interior cosmetic upgrades, such as replacing floor coverings, upgrading cabinet hardward and interior paint.

The weather is just perfect for the Benton County Fair this week! The fair is going on from August 21 through the 25th, and if you haven’t stopped by the fair yet, you should! There are some really fun and popular live bands this year, super yummy elephant ears, beautiful horses, and not to mention fun plenty of fun rides!

How You Can Help Cle-Elum Residents

The fire that started Monday in Cle Elum is still burning.  You can see the haze here in Tri Cities.   As of this afternoon, 70 homes , 100’s of outbuildings and over 28,000 acres of land have been destroyed.  With only 10% of the fire contained, the 900 evacuated residents are holding their breath and praying for relief.    We here at Distinctive Properties are watching with hope and optimism for the families and animals who are experiencing this devasting event.

 

The Red Cross is taking donations of personal items, non-perishable food items and cash.  Local Yakima Businesses are also collecting donations for victims on behalf of the Red Cross:

-Holiday Inn in Ellensburg, 1620 Canyon Road, 509.962.9400 (All fire victims can go to the Holiday Inn in Ellensburg 24/7 to get what they may need)

-Bubba’s Custom Tattoo in Selah, 316 South 1st Street

-Speak Easy Sports Bar in Yakima, 104 South 3rd Street

Families are  in need of Shoes, infant care needs ie: Formula and Diapers.  Also, Clothing, Blankets, Pillows, Coats, Shoes and Personal Hygiene Items.   Don’t forget our animals as well.   Local animal shelters are assisting lost pets and food donations are also needed.
