Easy Fixes for 4 Household Problems

OIL STAINS IN GARAGE FLOORS – You can remove most of a stubborn stain with a bit of elbow grease and scrubbing. First remove the surface oil by sprinkling some cat litter on it to soak it up. Then clear away the cat litter, then make a paste of hot water and dry dish or laundry detergent. Use a stiff bristle brush to scrub the area with the paste. Hose the area and let it dry. Another method is to use a product such as Spray ‘n Wash on the stain for 10 minutes, along with a dry detergent.

LEAKY FAUCETS – Most faucet leaks can easily be fixed with a rubber washer, an O-ring, or seals – depending on what type of faucet it is. By fixing the problem yourself, you can save a food bit on money since plumbers can be expensive and will charge you a standard fee even if it takes only 10 minutes to fix the problem.

NAIL POPS – Nail pops are a problem across the country, The term comes from the nails that hold the drywall to the studs actually popping out through the face of the drywall. This is from either a house settling or the wood studs drying out over time, squeezing the nail out of wood and pushing it through the drywall. The fix for this isn’t terribly hard, but it’s tedious because there are up to 32 nails in a 4-foot by 8-foot sheet of drywall. My suggestion is to pound the nail through the drywall to the stud. Then, just above it, place a drywall screw to hold the drywall to the stud, and finish it off with a few coats of spackle or joint compound. Finally, seal and paint it. Most home-improvement stores also sell nail pop kits that can make this job easier.

SQUEAKY STAIRS – The most common problems that occur in a staircase are the treads (horizonal surfaces of the steps) coming loose, which causes squeaking. Also common are the spindles or balusters coming loose. If you can get underneath the staircase. fixing the treads is easy.  You will need to attach an L bracket from the underside of the tread to the stringer (the long piece of wood that connects the treads and runs diagonally up the wall). If you can’t get underneath the staircase, you’ll have to make the repair from above. Squeaky stair kits are available that allow you to make this fix even through carpet. Otherwise, you can secure the tread to the stringer with a trim screw.

Higher Gas Prices can cause Lower Affordability in Home Purchases

gasoline-price-history41

Nobody is thrilled with the slowly rising cost of gas prices, and of course now that summer is fast approaching, we all know the prices will jump a little higher a little faster because refiners typically switch to more expensive blends at this time of year.  Then of course the taxes in Washington State makes it even higher! But how does this news tie in with housing price affordability? For those folks that commute longer distances, perhaps to the far out Hanford area here in the Tri-Cities or others in larger cities, the effect of higher gas prices can be a factor in how much of a home they can afford to purchase. Typically, transportation costs account for approximately 12 percent of the household income if you live in an “efficient” neighborhood, i.e., one with walkable streets, easy access to transit, and the close proximity of stores and services. However, when you have to drive long distances to work or to reach key services, that percentage rises to as much as 32 percent of your household income. That large of a chunk out of your income can most certainly affect your ability to buy the kind of home you thought you could afford.

Rules for Short Sales in Effect

The Tri-Cities housing market has been fortunate compared to other parts of the nation as far as the number of foreclosures that have occurred here, but some folks have had to sell their homes in a short sale situation. It’s taken more than a year, but the federal government’s short-sale rules took effect April 5. Lenders must now use standardized forms and time lines, and if they already participate in the government’s program for modifying loans of troubled borrowers, they’re limited in the restrictions they can impose when they process short sales. Fannie Mae and Freddie Mac are set to release their own versions of the rules, though they haven’t said when. When they do, most loans will apply (FHA-backed loans are the exception). For more, watch this video “Understanding Federal Short Sales Rules” at www.REALTOR.org/shortsales.

Tri-City Americans celebrate 5 years of great play!

Do remember the fervor of the Tri-City Americans when they first came to the Tri-Cities in 1988? Do you recall the two young men that became household names here in town? Well Stu Barnes and Olie Kolzig, both went on and became NHL superstars yet maintained homes here in the Tri-Cities during their careers. Wednesday marked the 5 year anniversary of their ownership in the Tri-City Americans – who are now vying for the Western League Championship for the 2nd time in 3 years, and they’ve also taken the U.S. Division Championship title three times.  These two outstanding men, their coaches and front office staff have built an outstanding team over the years, provided them with trainers and high quality facilities to train and practice in – and all of that care and concern for the players has created an outstanding Tri City Americans team, and in turn, the community has become a huge fan base. Hockey in the desert sounds kind of funny, but here in the Tri-Cities we love our Ams!  Good luck boys and show ’em what you’re made of! We’re behind you 110%.

PNNL gets gold certification for building green

images

New laboratory building for PNNL in Richland have been built with green technology and materials, and that in turn has earned PNNL with a gold certification level from the Leadership in Energy and Environmental Design program. The Biological Sciences Facility and the adjoining Computational Sciences Facility were opened last fall and house about 300 employees. The materials used in the construction consisted of approximately 78% of recycled and because of the design concept that goes beyond standard building codes, there was a 35% savings on energy. Both of the buildings use heat to warm offices generated from the computer servers in the Computational Sciences Facility that would be wasted otherwise. The gold level certification is the 2nd highest status for the LEED program, and very few laboratories have reached that award level throughout the nation. PNNL deservedly should be proud of their accomplishment. Kudos to those green thinking individuals for their hard work and determination.
