Richland Named #10 In Top Washington Cities

The city of Richland has been named one of the top cities in Washington by Movoto real estate research blog. Richland is the only Eastern Washington city that made the list and came in at number 10, directly behind Seattle. The basis for the ranking is from commute times to living costs to crime rates, education and value of homes. With Richland’s low cost of living and 20 minute average commute time, the city of more than 15,000 people gave Movoto the ability to single them out. Richland also scored well with a solid median household income of over $65,000 and a crime rate 3% below the state average.

            Olympia and Mercer Island tied for 4th place, Kirkland took 3rd, Bellevue took second, and Issaquah holds first place.

10 Things To Keep In Mind When Buying A Home

There are currently over 1400 homes for sale in the Tri Cities and surrounding areas, with a total of 523 Kennewick homes, 379 Richland homes, 296 Pasco homes, 71 Benton City homes, and 26 homes in Burbank for sale. The housing market can change overnight, so whether you are purchasing a home for the first time or a repeat buyer, these tips can help you in the purchase of your home and help you be better prepared for resale.

  1. Semi-permanency – It is recommended that you only purchase a home when you can stay put in it for a few years, as the costs of purchasing and selling a home is high. If you sell without putting a few years into the home, you could lose money, even if the market is rising.
  2. Credit- Like most of us, you will probably need to acquire a mortgage to purchase your home. About 3-6 months before you get a mortgage, you should check your credit score. Check the facts to make sure everything is correct and resolve and issues that may need to be disputed.
  3. Affordability- To be sure you can afford a certain price, there are multiple mortgage calculator tools online to help assess what you may be able to afford. Keep in mind to look at all other debts or bills you may have and incorporate them into the monthly cost of living. The typical rule for affordability on a mortgage is the mortgage should be about 2 ½ times your yearly income.
  4. 20% Down- If you find you do not have the typical 20% for the down payment, don’t worry too much as there are lenders out there who will work with you for a lower down payment, if you qualify.
  5. Good Schools- Buying in an area with good schools, even if you don’t have children yourself, is a great way to help with your resale value. Good schools are a top priority for buyers who do have children, giving your home an added boost to the resale.
  6. Realtor- With all the neat ways the Internet can help you when looking for to purchase a house; it is still wisest to find a professional agent. Not only will they keep your best interests in mind, they can walk you through the sometimes rather complex paperwork process.
  7. Rates vs. Points- There are many different types of mortgages out there ranging from ARM’s to 30 Year Mortgage. Study the benefits and pitfalls of each before choosing what the correct mortgage for you.
  8. Pre-Approval- One of the first things you should do before you go house hunting is getting pre-approved. Not to be confused with pre-qualified, getting pre-approved will help save you time by preventing you from looking at homes that are out of your range and gives you better position when making a serious offer.
  9. Bidding- If you are planning on haggling the price, be sure to check the sales trend for the last 3 months of similar homes in the neighborhood. This will give you a good start on how much to open the bid with.
  10. Inspections- One should always hire a professional inspector even if it is not required. Inspectors can find any potentially money hungry problems the home may have.

Driving Traveling Tips

If you are driving out of town this Thanksgiving or Christmas to visit relatives or friends here are some things to keep in mind before you head out.

1. Prep your vehicle- You should always check your fluids before any road trip you take. Check your oil, transmission fluid, washer fluid, brake fluid, and antifreeze level. Having any one of these low or dirty could hinder your trip and some of them could even cause a break down. If you are planning on driving over winter passes or anywhere you might find snow, you should use a winterized washer fluid. This kind does not freeze as easily as the regular blue kind allowing for you to use it more often and have better visibility.

Also check your belts and hoses for any wear or tear. If need be replace any damaged hoses and belts. You may also want to keep a spare fan belt in your car in case of a breakdown.

2. Safety first – Stocking up on safety items in your car could potentially save your life. Again if traveling in the colder climates, pack enough blankets to keep you and your family warm in case of trouble. Road flares, safety triangles, jumper cables, a reflective vest, tire chains (if applicable),and a first aid kit are essentials in case of breakdowns.

Having water and high energy snacks in the vehicle is also a good thing to carry as you could be stuck for a while depending on your location. Ladies if you keep your cell phone in your purse, be sure to zip it up because if you are in an accident the phone could potentially be thrown somewhere you cant reach or find. Don’t place your cell on the dash or in the cup holder either, instead place it in the closed center console or the glove box.

3. Information- Before you even leave the drive way, check the conditions of the roads you are planning on traveling so you know what to expect. Most states with winter conditions, have a toll free telephone line you can call and get the road conditions. Also let someone know your route, planned stops and estimated arrival time. That way if something does happen, it will help authorities find you.

4. Slow and steady- Arriving late is always better than never arriving at all. Take your time and drive as safely as possible. Slow down and give yourself more room for stopping as conditions can  change quickly.

14 Tips That May Help You Avoid Buyer’s Remorse Part 2

Buying a home can be very emotional. Often times when we want something bad enough we forget or just plain ignore the questions we should be asking, causing us to end up with a case of buyer’s remorse when we realize the home is not exactly what we thought it was. Here tips 8-14 to help avoid remorse. Check out tips 1-7 here.

8. Remodeling- Running your ideas about any remodel past the seller may help you avoid a major headache down the line. The seller may be able to tell any structural impediments there might be.

9. Views- Really consider the other houses and area around you. Could the other homes be candidates for being tore down and is the empty field you see behind your home zoned for more housing?

10. Utility Bills- Don’t forget to ask about the cost of utilities in both summer and winter. The house you love may be large and open, but the bills that come with it may not fit into your budget.

11. Taxes- Look at several of the last tax bills for the home. This should give you a general idea on how much taxes may increase with each year.

12. City Hall- Consider the zoning in the area and the house. City hall will have all the easements, liens or other restrictions the home may have on file.

13. Bells and Whistles – Having the pool or all the modern technology in a home can be fun, but be sure to look into the cost of upkeep on these items.

14. Surrounding Area- Checking the surrounding area before purchasing the home is a great idea, as you never know what is right around the corner or blocks away.  Are you near a train station, airport, hospital, or police station? All these places have noise around the clock and may affect the serenity you are looking for.
