High Tech Home

If having a high tech home is important to you, here are some questions to ask when purchasing a home.

1. Cable, Telephone or Internet jacks – Are there enough jacks in each room to support your needs?

2. Home theater – If you want the full home theater experience, find out if the home is prewired for surround sound or multi-room audio/video.

3. Local Area Network (LAN)- If you wish to link your computers, does the home have a Local Area Network that will provide this?

4. DSL or High Speed Internet – Check to see if the home is already wired for a DSL or High Speed Internet connection.

5. Multi zoning- If you like different temperatures in different areas of the home, check to see if the home has multi zone heating and cooling controls with programmable thermostats.

6. Multi room automation features – Check to see if the home has multi room lighting, window shade controls or other features.

7. Multi purpose wiring- Does the home have multi purpose in-wall wiring that allows for reconfigurations and update services as technology changes?

Mortgage Rates Take A Leap

Mortgage rates took a sudden jump last week, going from 3.93% to 4.46%. This is the largest weekly hike mortgage rates have seen in 26 years and have reached the highest level since July of 2011 according to Freddie Mac’s weekly survey. Although the interest rates are on the rise, they are not expected to greatly impact the housing market. The effect of the .53% increase should be smoothed out by the still high level of home affordability. This new increase in rates will cost about $56 more for every $100,000 borrowed on a 30 year fixed rate mortgage.

The uncertainty behind the Federal Reserve’s June 19th statement to slow its bond purchases later this year and coming to a complete halt by the middle of next year, is the reason behind this sudden increase in fixed mortgage rates.  With the Federal Reserve ceasing the purchase of bonds, it is very likely we have seen the last of super low rates.

Home Affordable Modification Aid Extended

The main Obama administration initiative, Home Affordable Modification Program (HAMP), designed to give aid to borrowers having trouble paying their mortgage payments, has been extended until the end of December 2015. This will give homeowners an additional two years to receive aid from the program.

Despite the housing market gains, many homeowners are still struggling. The HAMP program provides aid through the reduction of interest rates, extension of loan terms, or occasionally the reduction of mortgage principles. Since the program was first launched in June of 2009, it has undergone several improvements designed to reduce a borrowers payments to 31% of their gross monthly income.

As of the end of March, more than 1 million homeowners have been able to receive permanent modifications to their mortgages, by lowering payments by an average of $546 monthly which is 38% less than the homeowners were previously paying.

Between private bank modifications and HAMP, the HAMP program has been slightly more effective, enabling more borrowers to continue with payments on their home. Plus the homeowners who used the HAMP program have had lower rates of repeat defaults on their mortgages.

Keeping your home and budget cool

          With temperatures increasing almost daily, you may be tempted to turn up your AC unit. What you may not know is cooling costs account for at least 40% of the average summer electric bill. A few simple changes can pay for themselves with both a cooler home and a lower bill.

Start with your thermostat:

            Setting your AC unit at 70°F happens to cost twice as much as setting it at 78°F would. The comfortable temperature range for most people to keep their house at is between 74-78° and by setting the unit 2° above the normal for you will save you considerably while you won’t feel much of a difference. When leaving the house, don’t shut your unit off, it is actually less cost efficient having to re-cool your house down than it would be to set the temperature to 80°F when out and about. If you don’t already have a programmable system, you may want to consider investing in one because it will help you with the tasks above and will pay for itself in the savings you will see in your bill.

            Also changing the air filter on a monthly basis can save you up to 10% on your bill as it allows clean air to move freely throughout your home and the AC unit will not have to work as hard to push that air through the vents.

Fans, windows, and electrical devices:

            Ceiling fans use less energy than the AC unit, about as much as a 100 watt light bulb and it can make a room feel as much as 8° cooler than what it really is. In summer set your fan to rotate counterclockwise allowing it to push air downwards, creating a cool breeze. If you are using a box or stand fan be sure to turn it off when you leave the room or you will just be wasting the electricity.

            Keeping you windows closed and shades drawn in the daytime can help reduce costs up to 30%. Opening windows at night when the temperature is below 77°F give dual benefits. Not only does it let warm air out of the house, it also lets in fresh clean air. Replacing old out of date windows is another investment worth doing as it will help keep cooling costs down and will end up paying for themselves in savings.

            Turning any electrical devices such as the television, lights and computers, off when not in use will save energy because these types of devices tend to put off a lot of heat and will save on electricity as well. Closing vents in any unused rooms like guest rooms or shops, will also help keep those cooling costs down.

Landscaping and exterior helps:

            Deciduous trees strategically placed on the east and west sides of your home allow a breeze to pass through while creating shade to keep the hot sun off your home. If you have a small roof overhang, one that is not large enough to shade your windows, you may want to invest in awnings to keep the sun’s direct heat from blazing through your windows and heating up your home.

“When the appraiser arrives, you need to make sure your home reflects the same condition as the day it went under contract,”

Your Realtor should be present at the appraisal and provide written information about comparable properties that support the sales price. Appraisals that come in lower than the sales price create friction between buyers and sellers and open the door to new negotiations.

Always ensure that the communication between your Realtor and yourself is exceptional and that you are both reachable at all times.

Once an offer on a home is made time is usually of the essence, for instance if you reside within a homeowners association or a condo, you must provide association documents within a certain amount of time, otherwise the potential buyer can break the contract.

Remember Mistake No. 3; being dishonest about the home?  “A seller risks losing a potential sale by hiding something they know is wrong with their house.   When it’s found, inevitably during the Home Inspection, your buyer will wonder what else you are not telling them”.

So here we are, time for a Home Inspection.

An offer has been made on your home and the buyer wants a home inspection.  You have maintained the home very well, but realistically, there is always something to find, no matter how small it is.  And chances are, the buyer will want some repairs made.

Don’t make the mistake of getting angry at the buyers for the repair request, no matter how small or ridiculous it may seem.  Accept that your home is not perfect, no home is perfect.  Remember that the home sale contract is still being negotiated and failing to fix items can end negotiations and lose a potential sale.  That’s why you have a Realtor; he/she is your negotiator.  If the report uncovers some major issues, you, as a seller may need to lower your price, or make the requested repairs.   Talk to your Realtor for information and guidance.

Home is the backdrop of our lives.  The place we played and argued, hung the kids artwork on the refrigerator, Tracked growth progress on the door jam with a pencil, where the lawn got cut, the paint got freshened up and maybe a pool or jungle gym was added in the yard.  Your house is not just an asset to you, to you; it’s the place where your domestic affections have been centered, sometimes for generations.

There are emotions and memories packed into every wall and every corner.  So when you are presented with a low priced offer, for the life of you, don’t understand why the buyer doesn’t see the home the same way you do.

Remember…when you are selling your home it is a business transaction, not a personal one.   It may be disheartening to receive a low priced offer, but don’t be offended, it does not represent you or the care you took in the home, it represents the market conditions in your area.    It may also be the buyer’s agent’s way of negotiating and not intended as an insult.  While there are offers that will go nowhere, every offer is a potential sale.  Your agent is there to represent you in any transactions and will work in your best interest.

Mistake No. 5: Limiting Home Showings.

So, you don’t want dinner interrupted by strangers traipsing through your home, or a call from Joe Realtor requesting a showing in 20 minutes while your kids are in the tub.  No one does; but unfortunately, many home buyers are viewing available homes after work hours or on weekends when it’s not so convenient for you.

Ease the suffering and plan ahead by reading Mistake #1 (in our previous blog), as well as planning weekend to-do’s with the kids when you know the home will have showings.   Sure, it’s inconvenient, but so is losing that sale!  It’s probably best if you’re not home anyway, this way buyers will be more comfortable looking around the home and won’t feel “rushed”.
